TariLens reports are informational and for planning purposes only. They are not a survey, elevation certificate, or engineering certification. Verify all information with a licensed surveyor and the applicable jurisdiction before design, permitting, or construction.
TariLens reports present flood, zoning, and development information compiled from public and authoritative sources to help you understand a property quickly. They are decision-support tools, not professional certifications.
A TariLens report does not replace, and should not be relied on in place of, a licensed land surveyor, professional engineer, architect, attorney, floodplain manager, or the official determination of the applicable building or permitting authority.
Flood zone and base flood elevation values are derived from FEMA's National Flood Hazard Layer (the effective Flood Insurance Rate Maps). The design flood elevation (DFE) is derived by applying the Florida Building Code (Section R322) freeboard to the base flood elevation. Datum is the lowest floor in A zones and the bottom of the lowest horizontal structural member in V (coastal high-hazard) zones. Higher flood-design classes and certain coastal conditions may require greater elevation; site-specific conditions and current effective maps govern.
Source data may change, be revised, or contain errors outside our control. Figures are presented with their source and an "as-of" date. TariLens does not warrant accuracy, completeness, or fitness for a particular purpose.
Where a report references an approved variance or special condition, it reflects records available to us and may not capture all conditions, expirations, or subsequent changes. Confirm with the jurisdiction.
Nothing in a report guarantees permit approval, insurance pricing, buildable capacity, or any development outcome.
Always confirm flood elevation requirements with a current Elevation Certificate prepared by a licensed surveyor and with your local building/floodplain authority before making design, permitting, construction, financing, insurance, investment, or purchase decisions.
